Get ready

  • Check your credit reports
    T−9090 days before closing
    Why it matters

Your credit score affects the mortgage rate you are offered. In the US you can get free reports from the three bureaus at annualcreditreport.com. In Canada, ask Equifax and TransUnion for your reports. Fix errors early, because a dispute can take weeks.

  • Set your budget and down payment
    T−8585 days before closing
    Why it matters

Work backward from a monthly payment you can carry, including property taxes, insurance and upkeep. Set money aside for closing costs, which are paid on top of the down payment.

  • Choose a buyer's agent
    T−8080 days before closing
    Why it matters

Talk to at least two agents. Ask how many buyers they have helped in your area recently and how they are paid.

  • Get a mortgage pre-approval
    T−7575 days before closing
    Why it matters

Compare offers from several lenders within a short time, so the credit checks are often counted together. A pre-approval letter shows sellers you are serious. It is not the final loan approval.

Offer and inspection

  • Make an offer and sign the contract
    T−4545 days before closing
    Why it matters

Your agent helps you set the price, conditions and deadlines. Read every date in the contract and add it to your calendar. The dates in your contract always come before this checklist.

  • Deliver the deposit
    T−4343 days before closing
    Why it matters

Your deposit (called earnest money in the US) is usually due within a few days of signing. Before you send any money, confirm the payment details by phone, using a number you looked up yourself. Wire fraud targets home buyers.

  • Book the home inspection
    T−3838 days before closing
    Why it matters

Book it as soon as the contract is signed, and go in person. Inspection and condition deadlines can be short, so check the date in your contract. Ask for specialist inspections, such as the roof, sewer line or foundation, if the report raises concerns.

  • Finish your mortgage approval
    T−3030 days before closing
    Why it matters

Your lender orders a valuation of the property (an appraisal in the US) and finishes reviewing your loan. Ask when to lock your rate and for how long. If the valuation comes in low, you may be able to renegotiate the price or bring more cash. Avoid new debt or a job change until you close.

Final stretch

  • Buy home insurance
    T−2121 days before closing
    Why it matters

Your lender needs proof of insurance before closing. Get at least three quotes and compare coverage and deductibles, not only the price.

  • Set up utilities and change your address
    T−77 days before closing
    Why it matters

Schedule electricity, gas, water and internet to start on closing day. File your change of address and tell your bank and insurer.

  • Review your Closing Disclosure
    T−33 days before closing
    Why it matters

Your lender must send it at least three business days before closing. Compare it line by line with your Loan Estimate and ask about any new or higher fee.

  • Do the final walkthrough
    T−11 days before closing
    Why it matters

Check that the agreed repairs are done, the appliances work and nothing was damaged. Raise problems before you sign, not after.

  • Close and get your keys
    T−0On closing day
    Why it matters

Bring photo ID and your confirmed funds. Send money only to payment details you confirmed by phone, using a number you looked up yourself.
